Architectural Design & Home Planning

NTM Architecture & Home Planning

Designing spaces around how you live.

From conceptual floor plans and structural elevations to full technical blueprints, we engineer residential layouts tuned to Cameroonian microclimates, family workflows, and long-term durability.

Architectural scope & deliverables
  • Concept sketches & functional zoning
  • Detailed 2D/3D floor layouts & elevations
  • Structural engineering & load calculation
  • Climate-optimized cross-ventilation planning
  • Complete Bill of Quantities (BOQ) mapping

Architectural design & home planning

Precision drawings, before the first brick is laid.

We turn your vision into technical reality — floor plans, 3D visualisation and a full bill of quantities, produced to the standard Cameroon's permitting authorities and registered architects actually work to.

The foundation of success

Great design is the foundation of every project.

Whether it's a private residence or a commercial complex, our team delivers scalable drawings that balance creativity with technical compliance — the same drawings your builder, your engineer and your local council will all work from.

Who actually governs a build in Cameroon

The official bodies behind every project

Design doesn't happen in isolation from regulation. These are the real institutions your drawings, your land and your architect answer to — we work within their frameworks on every project, and you can verify any of them directly.

MINHDU

Ministry of Housing & Urban Development

Sets national housing and urban development policy, including building norms and city planning standards that shape what and how you can build.

MINTP

Ministry of Public Works

Responsible for technical control over construction of public infrastructure and buildings, and oversight of civil engineering standards nationally.

Verify institution →
MINDCAF

Ministry of State Property, Cadastre & Land Affairs

Handles land titles, cadastral surveys and property registration — the office that confirms a plot is legally yours before design should ever begin.

Verify institution →
INC / Geoportal

National Institute of Cartography

Produces Cameroon's official topographic maps, aerial photography and geographic data through its public geoportal — useful for checking terrain and access before you design.

Open Geoportal →
ONAC

National Order of Architects of Cameroon

By law, no one may practise as an architect in Cameroon without registration on the Order's roll. Their public register lets you verify any architect's standing.

What you receive, in order

From concept to a number you can budget against

01

2D floor plans

Optimised room flow and spatial layout, so every square metre is used efficiently for comfort and resale value.

Assumes: title confirmed via MINDCAF
02

3D visualisation

Photorealistic walkthroughs, so you can confirm materials, lighting and finishes before anything is built.

Standard: ONAC-registered practice
03

MEP & sections

Mechanical, electrical and plumbing documentation — the technical detail your contractor builds from.

Aligned to: MINTP technical norms
04

Bill of quantities

A full material and cost breakdown, giving you control of the budget before construction begins.

Feeds directly into: permit filing

Before we draw anything

Confirm the plot is real before you spend on drawings

Beautiful drawings for a disputed or unregistered plot are wasted money. If you haven't already had this checked through our advisory service , here is where the underlying records live.

Land title

Cameroon recognises only a formal land title (titre foncier) as legal proof of ownership — a letter of attribution is not the same thing. Titles are issued and searchable through MINDCAF.

Verify land records →

Cadastral extract

An official plot extract confirms boundaries and prevents the design being drawn against the wrong parcel of land.

Check MINDCAF →

Topographic data

Aerial photography, base maps and terrain data from the national geoportal help confirm slope, access and drainage before a design commits to a layout.

Open Geoportal →

Zoning & urban norms

Building height, setback and land-use rules are set by MINHDU and enforced at municipal level, and vary by commune.

Why design first

Drawings solve problems while they're still cheap to fix

01. Visual clarity

See exactly what you are building, to reduce uncertainty and stress before spending starts.

02. Zero guesswork

Accurate technical drawings prevent the costly on-site errors and redesigns that come from working without them.

03. Budget control

A proper bill of quantities allows precise material selection and honest financial planning from the outset.

04. Faster approval

Industry-standard documentation, drawn to the format authorities and construction teams expect, without revision delays.

Questions we are asked most

Do I need a full design package, or just floor plans?

Depends on your project. A simple renovation may only need 2D layouts; a new build almost always needs MEP documentation and a bill of quantities before a contractor can quote it accurately. Tell us the scope and we'll recommend what you actually need.

My architect isn't NTM staff. Can I check they're licensed?

Yes — by law, anyone practising as an architect in Cameroon must be on the roll of the National Order of Architects (ONAC) . Their site publishes the register of architects entitled to practise.

Can you design for a plot I haven't purchased yet?

We can work from a survey or provisional dimensions, but confirming the title through MINDCAF first is safer, and is what our consulting & advisory service covers.

Will your drawings be accepted by local authorities?

Documentation is produced to the format contractors and permitting authorities expect, in line with construction norms set by the Ministry of Public Works . Specific submission requirements still vary by commune, so confirm local requirements alongside us before filing.

How accurate is the bill of quantities?

It's calculated directly from the final drawings, not estimated separately, which is why it comes after design rather than before it. Material prices are still subject to market movement between design and construction.

Do you also build what you design?

Yes, through construction & building services — or we hand the completed package to a contractor of your choice.

Ready to plan your space?

Start with drawings you can actually build from.

Tell us what you're planning and where, and we'll scope the design package before anything is drawn.
