The NTM advisory principleWhen advisory pays for itself
Four moments where a decision becomes expensive
Most losses on a project are locked in long before anyone notices them — at the point a title is accepted, a contract is signed, or a variation is approved. These are the moments where independent advice changes the outcome.
Moment one
Before you buy
Verifying that the land is what the seller says it is, and that it can carry what you intend to build.
Site assessment · Investment ROI · Environmental
Moment two
Before you sign
Reviewing the contract, testing the budget and vetting the vendor while you still have leverage to change terms.
Cost management · Risk mitigation · Regulatory
Moment three
While it is building
Independent monitoring of quality, materials and billing, reported to you rather than through the contractor.
Project management · Material strategy
Moment four
After handover
Confirming what was delivered against what was agreed, and setting up the asset to hold its value.
Financial advisory · Sustainability · Documentation

How an engagement runs
From first conversation to written recommendation
Brief
Tell us the decision you are facing and what you already have — drawings, a title document, a contractor's quote, a business plan.
Scope
We set out which disciplines apply, what we will examine and what you will receive, so the engagement has defined edges.
Review
Verification, analysis and site or document work, carried out independently of the contractors and vendors involved.
Recommendation
A written report with findings and a clear recommended course of action — something you can act on or take to a third party.
Who we advise
Owners, investors and organisations who want an independent read

Advice is one part of what we do
Construction & building
Site supervision, project execution and stalled project recovery, once the decisions are made.
Home plan & design
Turn a verified site and a viable budget into drawings you can actually build from.

Before you write to us
Questions we are asked most
Can I use advisory on its own, without NTM building the project?
Yes. Advisory is deliberately independent of construction delivery — that independence is what makes a budget audit or a contractor review worth having. You can engage us purely for the review and take the findings wherever you like.
I am abroad. Can you act on a site I cannot visit?
That is a large part of what this service exists for. Diaspora clients use advisory to verify a title, assess a site and monitor a contractor independently, with findings reported directly to them rather than through whoever is on the ground.
My project has already started and is going wrong. Is it too late?
No. Budget auditing, independent third-party monitoring and contractual risk review all apply mid-project, and stalled project recovery is handled through construction & building services.
What do you need from me to begin?
Whatever you already hold — the title document, drawings, the contractor's quote or contract, the business plan. If you have none of it yet, that is often the best moment to start rather than the worst.
Do you only advise on construction and property?
No. Six of the thirteen disciplines cover property and construction; the rest span business formation, finance, regulatory compliance, HR, technology, social impact and environmental work.
What does an engagement cost?
Fees depend on which disciplines apply and the scope agreed at step two, so there is no fixed rate card. Contact us with your situation and we will set the scope and terms out in writing.

Tell us the decision in front of you — a plot you are considering, a contract on your desk, a project that has drifted. We will tell you which disciplines apply and what a review would involve.
