What actually drives your budget

Owners are often surprised by where the money goes, and it is rarely where they expect. These are the six factors that move a build cost most, and knowing them before you start is what makes a budget hold.

Driver 01

The ground you are building on

Soil condition and slope determine foundation depth and design. Two identical houses on different plots can differ substantially in structural cost before a wall goes up.

Driver 02

Site access

If a loaded truck cannot reach the plot, everything arrives in smaller loads or by hand. This affects almost every delivery for the life of the project.

Driver 03

Finishing specification

Structure costs are relatively predictable. Finishes are where budgets move most, because the range between adequate and premium is enormous.

Driver 04

Changes after work starts

A wall moved on a drawing costs a revision. The same wall moved after it is built costs demolition, rebuild and delay. This is the single most common overrun.

Driver 05

Season and timing

Heavy rain affects concrete work, site access and the pace of everything outdoors. Programme timing has real cost consequences.

Driver 06

Material price movement

Cement and steel prices move. A BoQ priced six months ago is a reference, not a quote, which is why we re-price before procurement.

This is why the bill of quantities comes before any spending decision. Until the design exists and these factors are known, any figure quoted is a guess — and a guess that sounds attractive early is what causes the abandoned projects we are later called in to rescue.

Before you write to us

Questions we are asked most

I live abroad. Can you build for me?

Yes, and it is a large part of why the company exists. The approval gates, photo and video logs, receipt records and project dashboard are all built around owners who cannot walk the site each week.

My project stopped halfway. Can you take it over?

Yes. We start with a condition survey of what has been built, establish what can be kept and what has to be redone, and give you a revised bill of quantities and completion programme before committing to anything.

Do you provide the drawings, or do I bring my own?

Either. We can produce architectural and structural drawings through home plan & design, or build to drawings you already hold — in which case we review them first and raise anything that will cause problems on site.

Who buys the materials, you or me?

Whichever you prefer. Under the standard arrangement we procure against the approved BoQ and show you the specifications, prices and receipts. If you would rather buy directly, we supervise and inspect what arrives on site instead.

Can I use you for supervision only, without you building?

Yes. Project management and supervision is offered as a standalone service for owners running their own contractor who want independent inspection, reporting and quality control.

Do you take on small jobs?

Yes. Minor repairs, handyman work, fumigation and landscaping sit under facility management, and there is no requirement to have built with us to use them.

How is a project priced?

From the bill of quantities, which is why it comes before any spending decision. Until the design and BoQ exist there is no honest figure to quote. Contact us and we will set out the terms in writing.

How long does a build take?

It depends on size, complexity and season, and any contractor who answers this before seeing your site is guessing. We give a programme with the bill of quantities, once the design is resolved and we know what the ground and access involve.
